How to pick a real estate agent

Buying or selling a property is a serious business; that’s why you need the best possible advice and trustworthy counsel. A good estate agent can be your best ally during the process and using the right estate agent is a top priority.  Here are 5 top tips for choosing the best estate agent for your needs:

  1. Registration and licensing

Traditionally, Ghana’s real estate was very flexible when it came to licensing, however, the government has recently approved a cabinet-level Real Estate Bill, aimed at improving the real estate industry by regulating agency services. In the interim, ensure that the agent you choose has been registered with a reputable association.

  1. Get some references

Ask friends and family for advice and accounts of their experiences with local property agents.  Once you’ve shortlisted some agents, ask to see written references from previous clients.

  1. Familiarity with the type of home and area

Do some research to ensure that the prospective agent has experience with the kind of home you’re looking for/ that you want to sell. An agent with a great deal of experience selling countryside lodges might not be the best choice when looking for a city duplex. Don’t forget to check whether the agency has experience in the area that you’re considering.

  1. Reputation and track record

Do some digging into the reputation and record of the agents you’re considering; do an online search and evaluate their online persona, ask around about their reputation, and have a look at the number and value of homes they’ve sold in the past.

  1. Read the T’s & C’s

Before signing a contract with the estate agent, remember to take a thorough look at the terms and conditions that you would be agreeing to in the document. Make sure that you are comfortable with the entire text before signing.

When all is said and done, you want to have a positive experience, whether buying, selling or renting a home.  An estate agent will be a central part of your property experience and is, therefore, a crucial element to consider.  Make an informed decision when considering property agents, but don’t forget to trust your gut feeling: if the connection doesn’t feel right, that agent might not be the best choice for you.
